The information you enter on these lines prints at the top of the reports. In addition, Segregated Estimator uses the ZIP/Postal Code to localize the costs.
Segregated Estimator automatically displays a unique Estimate Number for each new estimate. Although you cannot change this number, you can use it to search for this estimate when you want to edit, recalculate or delete it.
Enter any type of information to identify the estimate (maximum 50 characters).
Examples:
Assessment: Enter the Parcel Number
Appraisal: Enter an Appraisal Number or a File Number
Estimate ID is required, and you can use it to search for an estimate when you want to change, recalculate or delete it.
Enter the name of the property owner (maximum 50 characters).
Property owner is optional, and you can use it to search for an estimate when you want to change, recalculate or delete it.
Enter the address of the property as follows:
Address: Street address of the property (maximum 50 characters)
City: City in which the property is located (maximum 40 characters)
State/Province: Select the U.S. state or Canadian Province of the property
All three of these address items are optional, and you can use Address and City to search for an estimate when you want to change, recalculate or delete it.
Enter the 5-digit United States ZIP Code or 6-character Canadian Postal Code for the property. Segregated Estimator uses the ZIP/Postal Code to determine the default local multiplier, region and climate. The local multiplier adjusts the costs for a specific geographical location, and is taken by Segregated Estimator from Section F of the Marshall Valuation Service.
Note: Segregated Estimator does not have Local Multipliers for all Postal Codes in Canada. For further information, see Using Canadian Postal Codes.
ZIP/Postal Code is required, and you can use it to search for an estimate when you want to change, recalculate or delete it.
Enter the date of the survey in the format mm/dd/yyyy. This date prints at the top of the reports. It does not affect the cost calculations. Use the Report field on the Cost Adjustments screen to calculate costs for a month and year in the past.
Enter the name of the person performing the survey of the property.
Enter a comment about the estimate. This comment only identifies the estimate. It does not print in the report.
